Tips for Appellants

| The
Assessor's office has information on how your property was valued and
information on properties, which have sold. That office should
be your first step in seeking information to support lowering the value.
Appellants should request the parcel's field sheet to review for errors and the sales the Assessor used to set value. The Assessor's office is located at 411 North Fifth Street (on the 2nd floor) in Shelton across 5th street from the Courthouse. Assessor's office telephone number is (360) 427-9670 ext 491. Appeals must be complete and timely filed and filed in duplicate (each parcel numbers requires a separate form). Your properly completed and timely appeal will be reviewed by the Clerk of the Board. If the appeal meets criteria for a timely filed and complete appeal the Clerk of the Board will forward the appeal to the Assessor's office for the Assessor's response. After reviewing the appeal, the Assessor will respond by mail. If the Assessor believes a reduction is warranted, the response may be as a stipulated agreement (Assessment Roll Correction Agreed to by the Taxpayer). You would determine if you agree with the recommended value. If you agree you would sign and date the agreement form and mail it back to the Assessor. This action would withdrawal the appeal and set the new value. If you do not agree you would return the document unsigned with a note that you wish to proceed with a review by the Board. The Assessor would then proceed to Answer the appeal with the Assessor's Answer to Real Property Appeal. You would receive that in the mail. Due to the number of appeals the Assessor's staff may not be able to review and answer the appeals quickly. Upon receipt of the Assessor's Answer to Real Property Appeal the Clerk of the Board will be able to schedule a hearing before the Board. Usually the hearings are scheduled fifteen (15) to thirty (30) days in advance. Appellants should contact the Board Clerk with the known dates the appellant can not attend a hearing. The Clerk will try to accommodate. However, hearing dates can not be postponed because appellants leave the area during the winter months, a hearing would be held in the absence of the appellant. Remember; all petitions and all attached information including photos must be filed in duplicate. |
